First Street’s team has been supporting its retail partners’ expansion needs for over 25 years. With collective experience in excess of 50 years, the team is staffed with experts from all phases of the development and ownership process. The team’s guiding focus is to complete developments on budget and on time.

SG ELLISON

PRESIDENT

SG Ellison is founding member of First Street Development, a commercial real estate development company with operations in Arizona and California. SG works in all phases of the company, from operations & client management to acquisitions and development. Having spent the last 14 years in the retail development industry SG brings a vast range of experience with him that includes program management, strategic planning, site selection, financial analysis, contract negotiations, entitlements, construction and engineering.

Prior to his current role at First Street, SG served as Vice President at Armstrong Development Properties, Inc., a national commercial real estate development company. SG managed the development activity for the western division of the company. Primarily, he spent his time working with CVS Pharmacy in their rapid expansion throughout the western United States. Implementing CVS’s program and assisting with new strategies helped to achieve success with over 300 locations in his time with Armstrong. He also worked in program management with JPMorgan Chase and developed ground up properties throughout the west for Armstrong’s portfolio with tenants such as Sprouts Farmers Market, LA Fitness, AutoZone, Wells Fargo, Panda Express and Lowes Home Improvement.

SG holds a BSE in civil engineering from Arizona State University and gained strong land development skills while working as a project manager for a global engineering company. SG spent four years on the Board of Directors with the Phoenix Metro Boys and Girls Club and is a member of several professional associations such as ICSC, ULI and ASCE.

BRANDON STEIN

DIRECTOR OF REAL ESTATE AND ACQUISITIONS

Brandon Stein is the Director of Real Estate and Acquisitions at First Street Development.  Mr. Stein is responsible for the overseeing the day-to-day operations of market strategy, site selection, acquisitions, and client management throughout the Western United States.  Mr. Stein brings a strong business acumen and has extensive experience managing the entire real estate process for many national retailers from initial market strategy, acquisitions, and lease negotiations through store openings, market penetration, and re-positioning.  


Prior to his current role at First Street Development, Mr. Stein served as a Real Estate Manager for Armstrong Development Properties, Inc., a national commercial real estate development company.  Mr. Stein successfully closed over $250MM in real estate and worked on over 200 projects throughout the Western United States.  As part of his duties, Mr. Stein was responsible for hiring and managing highly productive teams to help facilitate all of our client’s needs and specifications. 


Mr. Stein graduated from Arizona State University in 2006 with a BSE in Business Management. 

 

CHRIS CZYZ

DIRECTOR OF CONSTRUCTION AND ENTITLEMENTS

Chris Czyz is a Director of Construction and Entitlements of First Street Development.  Mr. Czyz is responsible for managing the regional entitlements and construction activities. He has extensive experience in the development industry including acquisitions, entitlements, engineering, and construction.


Prior to his current role at First Street, Mr. Czyz served as Entitlements and Construction Manager for Armstrong Development Properties, Inc., a national commercial real estate development company. Mr. Czyz’s responsibilities included life-cycle project management of contractors, architects, engineers, scientists, and attorneys. His direct interaction at a public level included all levels of the city, state and federal government.  Mr. Czyz acted as developer / owner representative for over 100 projects throughout Arizona, California, New Mexico, Nevada, and Utah. In addition, Mr. Czyz’s retail experience includes development and delivery of stores for major retail clients such as CVS/pharmacy, JPMorgan Chase Bank, Sprouts Farmers Market, Lowe’s Home Improvement Centers, and Dunkin Donuts.


Mr. Czyz graduated from University of Arizona in 2003 with a BSE in civil engineering and has worked previously as a registered professional engineer on large scale private developments and public works roadway / traffic projects. Mr. Czyz is a registered professional engineer in AZ and CA, LEED™ Accredited Professional, and a member of Valley Partnership.

ACV has been involved with numerous sale-leaseback portfolio transactions with national and regional retailers. Our current portfolio consists of over 165 properties in 33 states totaling 3.1 million square feet, valued at approximately $700 million.
